Services

The work around a transaction, not just the listing.

Five services. One accountable property team. Where a matter needs a registered valuer or a tax filing, we say so and we bring the right person in.

Property sales

We take a property from a pricing opinion to a completed sale: the right asking price, a straight presentation, serious buyers only, and steady support through negotiation. Buyers get the same care, from a shortlist to the point your advocate takes over.

Good for Homeowners, landowners, developers and executors selling, and buyers who want someone on their side of the table.

Ask about this

Included

  • Pricing from local comparables, not a hopeful round number
  • Photographs and a listing that reads properly on a phone
  • Buyer screening and accompanied viewings
  • Offer negotiation
  • A shortlist and viewings if you are the buyer
  • Coordination with both advocates through to completion
  1. 01

    Value and agree a price

We recommend an asking price and say who is likely to pay it.

  2. 02

    Prepare and list

Photographs, a description, and the facts a buyer’s advocate will ask for.

  3. 03

    Show and negotiate

We handle enquiries and viewings, and negotiate the offer in writing.

  4. 04

    Complete

Your advocate does the conveyancing. We stay until the sale is actually done.

Property valuation

Whether you are pricing a sale, setting a rent or dealing with an estate, you need a number that survives a question. We value against local evidence. Where a bank, insurer, court or probate matter needs a formal report, we arrange it with a registered valuer rather than pretend a brochure is one.

Good for Owners about to sell or let, buyers checking a price, families, and anyone a lender has asked for a report.

Ask about this

Included

  • Market appraisal for sale or letting
  • Rental value
  • Land and plot opinions
  • Comparison with recent asks and known sales nearby
  • Formal reports for banks, insurers, probate and court, with a registered valuer
  1. 01

    Share the details

Location, size, title and photographs — or we visit.

  2. 02

    Inspect and compare

Condition, tenure and what similar property is actually asking.

  3. 03

    You receive the figure

A number and the reasoning, in the form the matter needs.

Renting and leasing

For landlords we set the rent against the street, not against last year’s hope, and we look for tenants who will still be there in month eleven. For tenants and businesses we find space that fits the budget and we keep the paperwork readable.

Good for Landlords with a home or a suite to let, and tenants or companies looking to rent.

Ask about this

Included

  • Rent set from the local market
  • Tenant search and screening
  • Viewings and negotiation
  • Lease coordination with an advocate
  • Handover and a move-in inspection
  • Renewals and rent reviews
  1. 01

    Tell us the brief

The property to let, or the home or suite you need.

  2. 02

    Match and show

A short list of tenants or of rooms, then viewings.

  3. 03

    Agree terms

Rent, deposit and the lease, in writing.

  4. 04

    Hand over

Inspection, keys, and a record of the condition.

Property tax

Buying, selling and letting all carry tax. We set out what is likely to apply and what it is likely to cost, early enough to change your mind. Filing is done with the right practitioner. We do not guess at a rate to win an instruction.

Good for Sellers, buyers, landlords and investors who want the number before they sign.

Ask about this

Included

  • Stamp duty on purchases and transfers
  • Capital gains tax on a sale
  • Rental income tax for landlords
  • Land rates and land rent clearances
  • What to take to KRA, and when
  • A plan before you buy, sell or let
  1. 01

    The property and the plan

What you own or want, and any records you already have.

  2. 02

    What applies

A plain summary of the taxes and a likely cost, with the assumptions visible.

  3. 03

    File and pay

Filings prepared with the right support so a clearance is not a surprise at the registry.

Property management

We run the ordinary work so an owner does not have to: tenants, rent, repairs and a monthly record. It is built for landlords who are busy, and for owners outside Kenya who still want to know the roof is fine.

Good for Landlords, investors and diaspora owners who cannot be on the property every month.
