Westlands
Offices, malls and apartments, and some of the strongest apartment yields in the 2026 figures.
Westlands is where the city still does business: Sarit, Westgate, and a ring of apartments around them. Our office is here, at Kenrail Towers on Ring Road Parklands. Published asking data for the third quarter of 2026 put Westlands apartments at the top of Nairobi gross yields, near 13.5% on a median asking price around KSh 13.3 million. That is an asking-price yield, not a promise.

- Studios and one-bedrooms often KSh 8–14 million. Larger apartments and penthouses go much higher.
- Rents
- One-bedrooms often KSh 70,000–110,000; two-bedrooms commonly above KSh 110,000.
