Apartments
Kilimani
Walkable, tenanted, and one of the clearer rental markets in the city.

Kilimani is apartment country: young professionals, small families, and a steady rental bid. New blocks vary more in service charge than in the brochure. A two-bedroom that actually lets is worth more than a larger one with a podium you pay for and never use. Published asking-price work in 2026 put gross yields on Kilimani apartments near 10%.
- Sale asks
- One-bedrooms often from about KSh 7 million; two- and three-bedrooms commonly KSh 12–28 million.
- Rents
- A decent two-bedroom is often KSh 100,000–160,000 a month before service charge.
- How to read the yield
- Among the better gross yields in established Nairobi, if the service charge is honest.
